Seller's Market Conditions Prevail

 

Despite the headlines around the rest of the country, real estate still holds an intensely strong stance here in Summit and even seems to be strengthening. For the last three years there has been a dwindling supply allowing sellers to drive up prices. Lately, this lack of supply has driven the market with new force, particularly in Dillon & Copper. Total inventory for all types and sizes of residential properties have been from 620-650 all year - less than half the typical inventory. As of May 1st, the MLS reads as follows:

 

Breck/Blue River            273 listings  -  108 over $1 million

Copper Mt.                    37 listings   -    5 over $1 million

Keystone                      91 listings   -   27 over $1 million

Silverthorne                   98 listings   -  34 over  $1 million

Dillon / Summit Cove       51 listings    -    6 over $1 million

Frisco                           77 listings   -   15 over $1 million

Summit Totals              633 listings    - 199 over $1 million

 

These are staggering figures, especially for Dillon, Keystone and Copper.  These three towns haven’t seen a seller’s market in about ten years.  Leading the market trends here, Breckenridge has been deep into these conditions for about three years now with 15%-23% appreciation every year!!!  With conditions like these strengthening, it is not out of the question to expect another year of this kind of activity if not more.  There is just not much out there to choose from. 

 

However, buyers and sellers prepare, the busy real estate is just about to begin and more listings will be available soon.

 

This graph shows the new listings by month in 2006 and this is the basic pattern every year.  Get ready now if you are ready to play the game this summer.  You can expect you transaction to move quickly.

As a long time resident of Breckenridge and a Colorado native, I have watched Colorado’s population and property values rise drastically over the years.
